First Home Buyers

Of all of the customers we deal with here at Hastie Mortgages (and it’s been over a dozen years now, so quite a few), first-home buyers have the most questions. Like how much can I borrow? Do I have enough deposit? Can I use my KiwiSaver? What will it cost me? Where do I start? They are also the most fearful because the process is a complete unknown. And because of that fear, they are also the least likely to reach out.

Some people are far more capable than they thought, they should’ve got onto the property ladder and purchased a house ages ago. And some people require a bit of work to get where they need to go before they can apply. With either situation, our advice is always to reach out early, because a lot of the work is in the setup.

It’s a terrible thing to fall in love with a property only to find out that you need to do six months of work before you can make a mortgage application. The key is to understand what your capability looks like. A half-hour conversation on zoom now is worth so much time – either getting to the end goal quicker or getting your ducks in a row faster.

Buying a home can be a complicated process, especially if it’s your first time. A mortgage broker should be your first point of contact because we provide free, ethical advice. We can analyse your financial position and let you know what the next steps are.

The Deposit

There are online calculators that can help you work this out, but they will be generic and might not reflect your situation as a whole – which is why an adviser who asks the right questions could help you get there faster than you think. Percentages get thrown around 5%, 10%, 20%, and typically the lower the deposit, the higher the risk for the lender – which is why they might charge more. Again, it’s about learning what you don’t know.

Help from the New Zealand Government

KiwiSaver is a voluntary savings and investment scheme to help you save for your retirement. And if you fit the criteria, you may be eligible to either withdraw savings from KiwiSaver when buying your first home.

Kainga Ora is a First Home Grant. If you’ve been contributing to your KiwiSaver for at least three years you may be eligible for up to $10,000 to top up your deposit.

Kainga Ora can also provide a First Home Loan. This opens the possibility of getting into your first property with as little as a 5% deposit so long as your income is under certain levels. The scheme is facilitated via a handful of lenders (Westpac and Kiwibank are the main ones)

Each one has criteria, and it can be confusing to tick all the boxes and figure out if you have enough of a deposit to get
onto the property ladder – especially in Auckland.
